Construction Documentation consists of three primary items; the contract, the construction drawings, and the specifications. The contract describes the services that will be performed by the landscape architect, a schedule to completion, and compensation that will be made to the landscape architect for the services. The construction drawings graphically describe the work to be completed by a contractor for the installation of a desired landscape. The specifications consist of the General Conditions (the responsibilities and requirements of the landscape architect, the owner, and the contractor), and the technical specifications (description of the work to be completed). Specifications typically provide information important to estimate project costs. To complete an accurate cost estimate, one must be informed about the type of work to be completed, the amount of work to be completed, and the quality of work to be completed. Cost estimates are typically done by potential contractors to the project, who prepare bids for the work to completion. Often the landscape architect will also provide the owner with an estimate of total cost.
